  • The architectural guidelines and color selection checklist apply to all homes built in the community.
  • All architectural variance requests must be made through the builder, and they will submit a note to the architectural consultant on the resident's behalf.

SouthPointe Landscaping Guide

  • The landscaping guidelines apply to all homes built in the community.
  • If a resident is doing their own landscaping, they will pay a landscaping deposit to the builder. Once the landscaping is complete, the resident must inform the builder. The builder will then request the final house and landscaping inspection which is completed by a third party contractor. Inspections take place between April 15 – September 15 and are weather dependent.
  • The developer is not involved in the landscaping deposit return process. Please contact the builder for any questions regarding the status of deposit refunds.
  • All landscaping variance requests must be made through the builder, and they will submit a note to the architectural consultant on the resident’s behalf.

SouthPointe Fencing Guide

  • All developer fencing is noted on the marketing map for each phase of the subdivision. If the fencing is not noted on the marketing map, that means it is the resident’s responsibility to complete.
  • If a resident is constructing their own fence please follow the attached fencing guide found in the landscaping guidelines above. If a fence is constructed at the time of the house inspection, then it will be inspected. The developer does not stipulate or inspect shared fencing between homes, this will need to be agreed upon between neighbors.

SouthPointe HOA Homeowners Association

The Southpointe Estates Homeowners Association has not yet been established and therefore only an initial Homeowners Association fee of $250.00 was paid at the purchase of the lot. This initial Homeowners Association fee is held in a Trust Account to be turned over to the Home Owners Association upon its establishment. Prior to establishment, notice will be sent to residents requesting volunteers and providing information to residents.
